Joanne Musa is an *expert* Realtor who does this for her living! This isn't a promotional book, you'll get an education!
Joanne Musa is a Realtor by trade and the top professional offering digital courses and books, so I *DEEPLY* appreciate her writing a book with dense information and real substance to us who are mere beginners and maybe even not looking to do this as a profession.This book totally educates you in the legal process and lingo of tax-lien and tax-deed sales, foreclosures, and investing. She gives quite a bit of information by state for comparison, though she cautions not to take anything as gospel because no one is an expert in more than a few states (including herself). Indeed, counties and states change laws all the time, and just because a state allows a process doesn't mean a town practices it. For instance, she lists only six "tax-deed" states that have a "redemption" period, but leaves out MA (which has a 6-month period)...but that's not the point!The point is, the process and terminology can vary from place to place, so with her education in how it works and what everything means...and without the lofty promises some books make...you will be *well-versed* in this field. Then you can go to your state's website or do Internet searches for your state's laws. (I literally found training materials from 2 public training events for town tax collectors and lawyers on Mass.gov...you could not do this if you didn't know the lingo.)At the same time, she makes all this easy to understand! Once you read her book and research your state's laws, you can now set your goals and get looking for that real estate you want to buy/trade/flip/invest in!To you professionals: based on this book, I would *HIGHLY* recommend the minimal investment in her courses if you want to do this for a living or a second income!

Good Introduction
The author has two similar books, and this is the more comprehensive of the two. A number of the links are broken and the information is starting to get dated with some specifics. However, the strategies are evergreen. It’s a quick read and useful one.

Excellent book! A wealth of knowledge shared for aspiring Tax Lien/Deed investors!
My partner and I are note investors and were interested in diversifying our portfolio by allocating capital into tax lien investments. I have just finished reading the kindle version. The book is extremely well written. The author did an outstanding job explaining and sharing her knowledge of Tax Lien investing, and the ins/outs, pitfalls to avoid, what to expect at an auction, tips etc. etc. etc. I really liked how she explained the how and why the institutional investors bid the way they do at auctions. That is very important to know since they are the major competition at auctions. You can really tell that the author has great experience and passion for this type of investment vehicle. She shares links in the book to her website for training/mentoring and such, but i don't see that as a negative. We had a mentor teach us and provided amazing resources, training, and friendship when we started in the note investing sphere. We invested in our education and it saved us alot of pain. Due diligence is very important in any sphere of investing and the author shows that in Tax Liens it is no different. Make sure to highlight as much as you can! I found myself going back and forth highlghting topics that came to mind later is i read. All in all, en excellent read and worth the money! 😁

Good but vague
Good information but kind of vague. More of a platform for the author to market her other products. It does give you the basics though. Your like will depend on how deep you want to go into the subject

Readers Guide to Tax Lien Secrets
Joanne Musa is the rock star of tax lien and tax deed investing. Her knowledge in this field exceeds the other experts, her coaching program is one of the best, and most personalized to the needs of her clients. You can have trust in Joanne, and forget about the other courses marketed by others.Her recent book “Tax Lien Investing Secrets” is well written and a great resource book on the subject. I’m especially pleased she included PIP West in her book for those who want the financial return without all the work. Having invested with Charles Sells of PIP West, I can say it was the easiest tax lien investing, for only having to write a check, and sit back wait for the redemption.I’ve been a client of Joanne for several years, and profited in every transaction. If you are looking for a pathway to tax lien and deed investing your search is over!Using Joanne coaching and PIP West is a great way to invest in tax liens and deeds with safety that would be very difficult as a individual to copy on your own. Hire the experts, and Joann will guide you with safety.

Straight Talk, Good Advice...
Joanne Musa delivers solid advice on this often misunderstood topic. Tax Lien investing is a solid way to grow your net worth. Still, there are many details about this type of investing that most books on this subject skim over, or leave out completely. Joanne takes on these details without a lot of verbiage that may scare off new investors, while offering additional sources of support to help fill in the missing pieces. This is a solid read, and should be given serious consideration for inclusion in the library of any Tax Lien investor.

Useful book to read
Provides a good overview of the considerations of tax lien and deed investing. Does not oversell and points to the risks and realities and what can be reasonably expected.Does have a lot of promotion of her training/services but not in the offensive way or making outlandish claims and giving super success stories to entice you.Overall a worthwhile read.

Great book. Quick Read. Informative.
I liked the fact that the author set realistic expectations about the actual returns. She is to the point. No fluff. I however wish she had run us through a practical step by step approach in buying an tax lien.
