This works
tried about 4 different black spot removers and none worked. This product is amazing and has got rid of 20 years of grime even after bleaching and jet washing. Highly recommend .

Absolutely brilliant product. Easy to use and works so well. Definitely be buying more to finish my patio.

Generally works
Having tried other black spot cleaning products, this one seems to work the best, although more expensive per litre. I still seem to have a few spots left even after a second treatment (including scrubbing with a hard broom) and second powerwashing, which is a pity. In total, I had to use 20 litres (so costing over £100) on a well stained patio (and move 60 pots, some VERY heavy). The main point for me is my wife seems happy with the result! I can only tell in a year or two's time when I see if the black spots come back.

Removes the grime
This was on the pricey side. But i have to say its brilliant. My patio area was nearly black as its directly under trees. Wish I had taken before and after pictures. Removed tree grime, stains, rain and mud marks. Really happy with the results.

Astonishing!
Having tried the usual brands of blackspot remover, I thought I'd give Floorseal a go. Thank goodness I did! I have Indian Sandstone (12 years old) and prefabricated 'yellow' paving slabs laid by the builder of this house 17 years ago.In my humble opinion, having used Floorseal over a large area I have a few tips.1. Post application, keep slightly wet and after 30 min, go over the area with a scrubbing brush. This seems to re-activate the product.2. Leaving for 4 hours and keeping wet did nothing for me, but agitating and re-applying after 30-45 min brought the best results.3. For really bad blackspot, reapply when dry to those areas.I have found on Indian Sandstone, some areas needed 5 applications, but we are talking only around 10% of the overall patio.On the man made slabs, treat a small area, then move on. I always high pressure off the remnants and push that diluted solution onto the slabs I intend to cover next. Even though the Floorseal is diluted, it begins to work on the next slabs, see image.I have not treated any of my slabs before, so 12 and 17 years of nastiness. Within a few short hours, they look like new! The image above is of the yellow man made slabs and do not convey just how yellow they are now. Slabs behind are untreated, but pressure washed the solution I had already used, onto them. Prior to this, the slabs were grey and covered in algae and blackspot.Make sure you thoroughly pressure wash off and into a drain. I have a lot of hedgehogs, so I am very conscience of protecting them In fact, the hogs were so pleased with my efforts, they poo'd on the newly cleaned slabs!

Worked really well
Worked really well! It's not difficult to use and goes further than I expected. So many on the market with different reviews and prices, but turned out better than I had hoped.

Very aggressive cleaner - You need to use a respirator.
I bought 15 litres of this cleaner because my sandstone patio hadn’t been cleaned properly for about a decade. The grime and black spot was very heavy. I started to use it as directed with a sprayer, soaking the stones as per instructions. The vapour from the cleaner (chlorine) is overwhelming so had to buy a respirator. I managed to remove about 80% of the worst black spot, the grime completely removed though very quickly. I scrubbed the stones with cleaner on, left for an hour.I’ve tried going back over the remaining black spot but to no avail. It’s the best cleaner I’ve used, but short of sandblasting the remaining black spot I don’t think anything else will remove the rest. I think bird poop starts the black spot. I would give it 5 stars, but it doesn’t remove 100% black spot if it’s been on there a decade !. Careful of the fumes and splashes on clothing, it bleaches your clothes as well.

It works!
My sandstone patio was covered in black spots and pretty soiled after several years of neglect. I took a gamble after reading the reviews and it came up trumps. I treated it 3 times (used one full 5 litre tub) using a sprayer & it’s almost literally restored it back to like new. Ok there are still odd faint traces of spots that have probably gone too deep to shift but you have to look hard to see them. It’s done the job way over and above what I was expecting. One warning - the smell of chlorine is strong & id advise you put a sealing mask on - I didn’t & felt a bit affected afterwards but i ignored the advise on the tub & should have got a mask. It wouldn’t have worked so well had it not need strong so that’s the payoff! Amazingly effective. As a result I’ve bought their patio sealant too which is 3 times the price so I’m hoping for just as good results from that too 🤞
